Welcome to Butterfly Valley. By accessing, browsing or making a reservation with us, you agree to the following terms and conditions:

Office Hours: Our office hours are from 9 am to 4 pm. If you plan to arrive outside of these hours, please let us know in advance, and we will make special arrangements. On-site management is accessible 24 hours a day in case of an emergency.

Cleaning Policy: Guests are expected to leave the accommodation in a reasonable state of cleanliness upon check-out. A cleaning fee may be charged for excessive cleaning required due to the state of the accommodation upon check-out.

Damages or Loss Policy: Butterfly Valley takes no responsibility for any damage or loss of personal property, including damage caused by natural events or theft. Vehicles parked within the premises are also the responsibility of the guests. We advise guests to lock their cabins and vehicles securely when unoccupied and to move their vehicles to a safer location during poor weather to avoid damage from falling debris. No refunds will be issued, nor will we be liable for any insurance claims.

Noise Policy: Guests should consider their surroundings and the quiet enjoyment of other guests at all times. A noise restriction applies strictly at 10 pm to ensure the enjoyment of all guests. Pets: Are allowed, however they are not to be inside any of the accommodations, under any circumstances as they need to stay outside. There is a minimum $100 cleaning fee should a pet be found to have stayed inside and on the furniture/bedding. They also must be kept on a lead at all times.

Dogs Policy: Dogs are not to be inside any of the accommodations, under any circumstances. Dogs must be kept on a lead at all times. A cleaning fee of $100 will be charged if it is found that your dog has been inside.

Damages Policy: Guests are responsible for any damages caused to the accommodation or its contents during their stay, beyond reasonable wear and tear. Any damages will be charged to the guest’s credit card.

Check-in and Check-out Times: Check-in is from 2 pm, and check-out time is 10 am. We do our best to accommodate guests’ arrival times, but there may be delays in some instances. Requests for late check-outs are subject to availability.

Child Policy: Infants aged 0-2 years are free of charge, and children aged 2-17 years are included in the quoted tariff. All bookings must include at least one adult (over 18 years of age) in the reservation, and all children must be accompanied and responsible for by an adult during their stay.

Visitor Policy: All day visitors must check-in at reception, and we may restrict the number of day visitors during peak times due to legal restrictions. We appreciate your cooperation.

Lost Keys Policy: Guests are responsible for lost room keys and will be charged for their replacement.

No Party Policy: Guests are not allowed to host parties or events on the premises without prior written consent from management. In the event of a disturbance or complaint by other guests or neighbours, management reserves the right to immediately terminate the booking without refund.

Occupancy Policy: The number of guests staying in the accommodation must not exceed the maximum number of occupants stated in the booking. Extra guests may be allowed with prior written consent from management and may incur an additional fee.

Liability: Butterfly Valley Holiday Accommodation is not liable for any personal injury, accidents, illnesses or loss of property that occurs during your stay. Guests are responsible for their own safety and should exercise caution when using any amenities or equipment provided by the property. By making a reservation, you agree to release and hold harmless Butterfly Valley Holiday Accommodation, its owners, managers, and employees from any and all liability for injury or loss of property incurred during your stay.

Check-in Requirements: Guests must notify manager when arrived via text to 0458658237. Guests under the age of 18 must be accompanied by a parent or legal guardian at all times.

Amenities Policy: Guests are responsible for the proper use of all amenities provided by the accommodation, including but not limited to, pools, hot tubs, BBQs, and playgrounds. Any damage or misuse of amenities may result in a fine or the termination of the booking.

Dispute Resolution: In the event of any dispute or disagreement, the parties agree to attempt to resolve the matter amicably. If the dispute cannot be resolved, the parties agree to submit to mediation or arbitration before taking legal action.

Smoking Policy: Butterfly Valley Accommodations is a 100% Smoke Free Area. Smoking is strictly prohibited within the buildings, around other guests (not from your party) and is only allowed in the designated area. We take pride in our pristine environment, please use ashtrays provided. If cigarette butts are found there will be a cleaning fee of $50 to pick up used butts. For non-compliance, additional fines may be enforced, and the Queensland Police Services may be reported. For more information, please visit www.health.gov.au.

Cancellation Policy: 50% deposit is required upon booking via credit/debit card or bank transfer. Full payment is required 3 weeks prior to reservation. We understand that changes in plans can happen, and we strive to be as flexible as possible for our guests. Cancellations or amendments can be made up to 7 weeks prior to check-in time, without any charge. Cancellations will be based as per the following:

100% refund for cancellations made at least 7 weeks before check-in.
75% refund for cancellations made at least 5 weeks before check-in.
50% refund for cancellations made at least 3 weeks before check-in.
40% refund for cancellations made at least 2 weeks before check-in.
No refunds for cancellations made within 2 weeks of check-in.

However, we cannot offer refunds for any circumstances beyond our control, such as weather conditions, natural disasters, or external factors that may prohibit your stay. We recommend that guests consider purchasing independent travel insurance to cover any unforeseen circumstances that may affect their stay.

Early Departure: No refunds will be given if guests decide to check out early.

Maximum Stay: Butterfly Valley is a short-term accommodation business, and the maximum length of stay is 28 days. We do not accept permanent or semi-permanent residents.
